My wife and I had the opportunity to work with Brandon on both the sale and purchase of our home. We’ve worked with other realtors in the past, and can honestly say Brandon is the best! Brandon was our realtor for two property transactions, and we were awed by Brandon’s expertise and
extraordinary work ethic in both. The first was driven by our need to acquire real estate as part of a
1031 exchange of investment property. In a 1031 exchange, once the investor receives money from the
sale of the original property, the investor has only 45 days to identify replacement property for
purchase, and only 180 days to close on the purchase of the replacement property. For us, failure to
meet these deadlines would have resulted in thousands of dollars in capital gains tax. We also needed
to find replacement property that would produce a certain rate of return, which means we had to be
really picky.
When we asked Brandon to help, he immediately jumped in and did an incredibly thorough search
based on our parameters. He completely understood the nuances of a 1031 exchange, and its
requirements and pitfalls, as well as our investment objectives. He kept us closely apprised via calls and
text of his research, and seemed to work non-stop – often late into the evening – to develop a focused
list of candidate properties. He methodically arranged for us to inspect the listed properties, and
accompanied us to each. Based on his amazing knowledge of the local real estate and rental market, as
well as the improvement and maintenance costs of investment property generally, he provided us
extremely valuable advice as to the rate of return we could expect from each property we inspected.
Once we identified a target, he worked diligently to not only ensure that we met the 1031 deadlines but
that we ultimately negotiated a very favorable purchase price. Since then, the acquired property has
generated a rate of return much better than we projected.
The second transaction arose out of our desire to acquire another investment property, about a year
after the first. Again, we needed to be very picky because we had a certain rate of return that we
needed to achieve, and we wanted property in a specific area with relatively high market values.
Brandon held true to form, and soon generated a list of properties carefully tailored to our needs.
When we found the property we wanted, Brandon on his own initiative did a market analysis to help us
put together an offer, and when the offer was accepted, he arranged for and attended the house
inspection – which we understand is his common practice. With the inspection report in hand, Brandon
then helped us to assess what repairs and improvements needed to be done, and who should pay for it,
for us to meet our rate-of-return target. We ended up acquiring the property at a favorable price, and
now, a year later, that property too is generating a rate of return better than we projected.
Throughout our relationship with Brandon, we found him not only to be a fantastic and very hard
working realtor, but also to be just a really good guy – very honest, empathetic, and enjoyable to be
around. We highly recommend him for any real estate venture.

Brandon helped me navigate a 1031 transaction involving sale of one property and purchase of another. We worked with Brandon to buy our first house. The market was ultra-competitive at that time for buyers, and lenders were giving away money with crazy adjustable mortgages. Brandon listened to us to understand what we were looking for and what would work for our budget. Never once did we feel pressured toward something that we could not afford. We landed a nice bungalow with great curb appeal. Being a sellers’ market at the time there were some challenges of counter offers and Brandon definitely had a hand in our offer being accepted. The house needed some updating, as many starter homes do, and after a few, er many trips to Home Depot we turned it into “our” home where we could settle into and start our family. Thanks to Brandon we were able to take a diamond in the rough and turn it into a solid investment. We have since moved to a bigger place as our family has grown, but without that first house we could not have done it.
We were expecting our first child and looking for a house to raise a family. Brandon took the time to understand what we were looking for (and what we didn’t want) and then worked tirelessly to find us several options within our budget and in the areas of the Salt Lake valley that we liked. He was patient with us and didn’t waste any time showing us anything outside of our budget. We love the home he found for us and when he located it, it had only been listed for two hours! It has everything we wanted including a great yard, a fantastic view of the mountains, it is close to the ski resorts and is around the corner from both an elementary school and a middle school. We will definitely call on Brandon again should we decide to look for a new home.

When it came to selling my father’s house after his death the task seemed to come with an endless list of to do’s, and red tape. Not with Mr. Wicks on my side. Brandon regularly made trips to the house to make small improvements to the home leading up to the final sale. I was referred to Brandon Wicks because of a 1031 Exchange on a investment property that I sold in California. I only had 45 days after closing on the relinquished property to find a replacement property. Brandon was very knowledgeable on how to make this a smooth transaction and help me identify three properties within the 45 day identification period. He also helped in the whole process of dealing with the exchange company and the title company. After we identified the best property Brandon helped me get it under contract and work through the due diligence period so that we would close on time and withing the 180 days that was required to complete the 1031 Exchange to meet federal tax requirements.
